Airbnb & Short-Term Rentals in Greece:
Your obligations under Law 5170/2025

Since 1 October 2025, every property listed on a short-term rental platform — Airbnb, Booking.com, direct bookings — must comply with strict new standards under Law 5170/2025. Non-compliance carries a fine of €5,000 and removal from the Short-Term Rental Property Registry (AMA). Here is a complete breakdown of what you need.

1. Mandatory Civil Liability Insurance

Every short-term rental property must hold an active civil liability insurance policy issued by a licensed insurance company.

Coverage must include:

  • Personal injury to guests on the premises
  • Property damage to third parties (e.g. flooding in a neighbouring unit)
  • Accidents caused by defects or poor condition of the property
Important: Airbnb’s AirCover does not replace the mandatory civil liability insurance. It only covers bookings made through the Airbnb platform — direct bookings and other platforms remain unprotected.

The law does not specify a minimum coverage amount — this is the owner’s choice. A minimum of €300,000 is recommended for a standard rental property.

2. Electrical Safety — Electrician’s Declaration & RCD

The property must have:

  • A Responsible Electrician’s Declaration (YDE) certifying the safety of the electrical installation
  • A residual current device (RCD) / earth leakage circuit breaker installed in the electrical panel

The YDE must be issued by a licensed electrical installer and is required for compliance inspections.

3. Fire Safety & Detectors

🧯 Fire extinguisher At least one appropriate extinguisher per property, within its validity period
🔊 Smoke detector Installed in every bedroom and all common areas
🚪 Emergency exit signage Illuminated signage at all exits and escape routes
💡 Emergency lighting Autonomous lighting that operates during power cuts

4. Pest Control Certificate

The law requires:

  • A pest control certificate (rodents and insects) from a licensed company — must be current and valid
  • Regular renewal to keep the certificate up to date throughout the rental season

5. First Aid Kit

A first aid kit meeting minimum regulatory specifications must be present, clearly visible and accessible to guests.

6. Emergency Contact Numbers

A list of emergency telephone numbers must be displayed prominently in the property:

  • Emergency medical services (EKAB): 166
  • Police: 100
  • Fire brigade: 199
  • Local hospital / health centre

7. Property Requirements

  • Must be a residential space — not a basement, storage room, garage or ancillary space
  • Must have natural light, ventilation and air conditioning
  • Must have a building permit or have been regularised under town planning legislation
⚠️ Automatic removal: Properties listed as basements, storage rooms or garages in the registry are automatically struck off and lose their AMA registration number.
