What is a boutique accounting firm and how can I contact you?+

A boutique accounting firm consciously chooses to work with a limited number of clients — not for exclusivity, but because it can offer something large firms cannot: a meaningful personal relationship, immediate response and deep knowledge of your business. I want to start a business in Santorini — where do I begin?+

Choosing the right legal structure — sole trader, IKE, EE, OE or SA — is the most critical step, as it directly affects your taxation, insurance contributions and liabilities. There is no one-size-fits-all answer — it depends on your sector, whether you have partners, expected turnover and long-term goals.

This is followed by obtaining a tax number, registering with GEMI, starting activity with AADE, registering with EFKA and any professional licensing — especially for tourism businesses in Santorini, which require additional authorisation from EOT and local authorities.

When are tax returns submitted and is there a discount for early payment?+

Personal income tax returns are submitted every year from 15 March to 15 July via myAADE. If you participate in a company with single-entry books, the deadline extends to 31 July. Tax is paid in 8 monthly instalments, with the first due by 31 July.

The key detail many overlook is the discount for early lump-sum payment: up to 4% if you file and pay from March, 3% in May-June, and 2% in July. For businesses with significant tax obligations, this discount represents meaningful savings.

I have a property on short-term rental (Airbnb, Booking) — what are my tax obligations?+

Short-term rental is one of the most common areas for property owners in Santorini — and one of the most misunderstood tax-wise. Income is taxed as property income and requires registration with the AADE Short-Term Rental Registry, correct declaration in E1 and E2 forms, and monitoring of VAT thresholds.

Depending on your turnover, whether you manage one or more properties, and whether you operate as an individual or through a company, the tax outcome can differ significantly. Free first consultation to explore together the best approach for your situation.

I am a resident abroad with income or property in Greece — what do I need to do?+

If you are a tax resident abroad and have income of Greek origin — from rentals, business activity or property sale — you are required to file a tax return in Greece. To do this, you need a Greek tax number and, mandatorily, a tax representative in Greece.

What do I need to receive unemployment benefit from DYPA?+

Unemployment benefit is granted to workers whose contract expired or was terminated by the employer — not in cases of voluntary resignation. The application must be submitted within 60 days of the employment relationship ending, electronically via dypa.gov.gr.

For the application you will need your ID, AMKA, tax number, EFKA registration number, termination certificate from your employer, bank account IBAN as primary holder, and an unemployment card from DYPA. If you are a seasonal worker, an additional seasonality certificate is required.
